Available as a private sale is our ABI Focus static caravan, which is sited on Marlie Holiday Park, New Romney, Kent. The park offers a very long 11.5 month season so is ideal for anyone looking to spend a lot of time at the park. The caravan is fully double glazed with gas central heating so is perfect for using during the colder winter months.
We originally bought it for our family to use when they visit us, but they have now moved locally and the caravan has been sitting empty all summer. We live just 10 minutes away so we have no need to use it as a holiday caravan. We paid £30,000 for it last year, and are willing to let it go for £23,000, and we’ll even include next season's site fees for that price. We are after a quick sale so will also pay the park’s transfer fee and get new gas & electric safety checks done.
The caravan is a large size, being 36’ x 12’ and is a 2 bedroom (6 berth) model. The living area is open plan and is separated from the sleeping-end by a door, which is good for keeping the caravan warm. The lounge features two comfortable three-seater sofas (one with a pull-out bed beneath), a coffee table, TV unit, display cabinet and a gas fire. There’s also a corner storage unit. The large bay windows allows loads of light in, and the high ceiling makes the room feel very spacious. The lounge radiator is hidden behind a radiator cover.
The kitchen is a good size and has lots of storage cupboards and workspace. There is an under-counter fridge and freezer, gas oven and hob and an extractor (ideal for eliminating cooking odours). Being open-plan, you can still watch the TV from the kitchen. Theres also free-standing table with 4 chairs, located next to a full-length window and next to a radiator.
Being a 2 bedroom model means the main bedroom is a very good size, with three wardrobes, a dressing table, 2 bedside cabinets, overhead storage cupboards, and plenty of floor-space to get changed. The second bedroom has two single beds with a large wardrobe and overhead cupboards as well.
A handy feature of the caravan is that it has two toilets, so is ideal for when you have guests. There is also a large double shower in the main washroom. We're also including the Asgard storage shed (worth £530) which has electric running to it and fittings for a washing machine.
The caravan is in very good condition for its age. We are including site fees for the remainder of 2018 and the whole of 2019, the transfer fees and new safety checks, so you will have a year until you start paying any bills (except gas and electric). The pitch is on the BigField area of the park with parking directly in front of the caravan, and it’s only a short walk to the shop and entertainment area.
Marlie Holiday Park is a friendly park with almost all owners on the park. It has a very long 11.5 month season, and a very relaxed feel. It has had a new clubhouse built for 2018 and there are plans in place to upgrade other park facilities. There is nightly entertainment, security, a heated indoor pool, playground, launderette, dog-walking area, and amusement arcade. It’s also a pet-friendly park.
The park is located on the outskirts of New Romney, which is a lovely historic town. There is a large Sainsburys, lots of pubs and cafes, and a great bus service to Hastings and Dover. The seaside town of Dymchurch is just five minutes away, and there are also beaches at Greatstone and St Marys Bay. In the local area there is the Romney Light Railway, Dungeness Nature Reserve, the Romney Marsh Visitor Centre, Port Lympne Zoo, and much more.
